puncakalamproperty.com is owned and operated by Chiang Yoke Heng, an authorized marketing referrer for Nexsgen Realty Sdn Bhd, a real estate agency licensed in Malaysia under registration number E(1)1914.
This site covers one development only: Avisa Residences at Tropicana Alam, Bandar Puncak Alam Jaya, Selangor. What we publish here is the research end of a new launch — floor plans, unit sizes, land dimensions, the site and facility plans, the specification differences between Phase 1 and Phase 2, and honest notes on the surrounding area. The aim is that you can judge the project properly before spending a Saturday driving to a sales gallery.
02 What We Do
Tell us your budget, which layout you are weighing up and what you need from a home. We come back with the current price list, the lots still open, and anything relevant we know about the release — stock levels, Bumiputera lot availability, the package on offer at the time, completion timing.
If the project looks like a fit, we arrange the gallery visit and introduce you to a licensed negotiator who takes it from there. If Avisa does not suit you, we will say so plainly. Puncak Alam is a driving town with no rail station nearby, and that rules it out for some buyers — we would rather tell you early than waste your weekend.
03 What We Are Not
We are not a property developer, and this is not the official website of the developer. Avisa Residences is built, priced and sold by Tropicana Alam Sdn Bhd through the sales channels they appoint. Where the developer runs an official website, that site — not this one — is the authoritative source.
We are not the licensed agency either. Chiang Yoke Heng acts as an authorized marketing referrer. The licensed real estate work — presenting the property, handling the booking form, guiding the sale and purchase agreement and the loan process — is carried out by registered negotiators at Nexsgen Realty Sdn Bhd (E(1)1914).
So when you send an enquiry through this site: we answer your questions and send you the materials, and your details are passed to a licensed negotiator at Nexsgen Realty who handles the official booking and purchase process with you.
04 How We Are Paid
Buyers pay us nothing. There is no consultation fee, no registration fee, no deposit and no commission charged to you — not for using this website, not for the information pack, and not for the referral.
Our income comes from the developer and agency marketing arrangements that already exist in a new launch. Those costs sit inside the developer’s own marketing budget; they do not change the price you pay for a unit, and they are not added on top of it.
We think you should know this, because it explains our incentive plainly: we are paid when a buyer we introduced completes a purchase. That is also why we would rather turn you away than push you into a project that does not suit you — a booking that gets cancelled helps nobody.
05 Accuracy of What You See Here
Unit counts, land sizes, built-up areas, layouts, facility lists, specifications and completion dates are taken from developer materials and public sources at the time of publication. Developers change these things, sometimes without notice, and artist’s impressions are always conceptual rather than photographs of a finished building.
We refresh these pages as new information is released, but please treat everything here as indicative and confirm the current position with a licensed negotiator before you commit. Nothing on this website forms part of an offer or a contract, and the developer’s official Sale and Purchase Agreement prevails over anything stated here.
